Doug Boser and Calvin Comstock walked the Wyndham Garden Sartell site to show both — the steel and sheathing that is standing today, and the hotel it finishes as.
A hotel built where the demand already is
Sartell has a hospital expansion, a new medical school, a rare-earth magnet plant and a business campus going up inside the same few square miles. What it does not have is a modern, well-branded hotel to put those people in.
The 86-room Wyndham Garden sits directly off Highway 15, less than half a mile from the corporate offices and minutes from CentraCare and St. Cloud Orthopedics. Outpatient surgical volume is the quiet strength of the site: patients and their families typically stay the night before and the night after a procedure, which fills Sunday through Thursday — the softest part of most hotel weeks. Corporate demand from Niron Magnetics and C.H. Robinson covers the working week, and Sartell’s sports facilities and festivals carry the weekends.
Owners, not just investors
Inventure is the developer, the general contractor and the asset manager on this project, with New Heights Hospitality operating the hotel. Our partners are invested alongside us in the real asset — 50,158 square feet on 3.66 acres, carrying a $13,750,000 construction value, opening under a Wyndham Garden franchise in the upper midscale tier.
