Wyndham Garden Sartell
Sartell, MinnesotaUpper midscale hospitality
An 86-room, ground-up Wyndham Garden hotel on 3.66 acres at the centre of Central Minnesota's healthcare and employment corridor, developed and built by Inventure.
A hotel built where the demand already is.
Sartell has a hospital expansion, a new medical school, a rare-earth magnet plant and a business campus going up inside the same few square miles. What it does not have is a modern, well-branded hotel to put those people in.
Wyndham Garden Sartell is a ground-up, 86-room development on 3.66 acres, less than half a mile from the corporate offices and minutes from CentraCare and St. Cloud Orthopedics. Inventure is developer, general contractor and asset manager on the project, with New Heights Hospitality operating the hotel.
The site sits directly beside Riverside Crossing, where Starbucks, Aldi, Chipotle and Valvoline already trade, with four further commercial lots being marketed for restaurants, a microbrewery and a coffee shop.

Three sources of demand, on different days of the week.
Most hotels live or die on one segment. This site draws on three, and the strongest of them fills the nights that are usually hardest to sell.
Healthcare
Outpatient surgical volume from CentraCare and St. Cloud Orthopedics. Patients and their families typically stay the night before and the night after a procedure, which concentrates demand Sunday through Friday morning, the softer part of most hotel weeks.
Corporate
Niron Magnetics and C.H. Robinson are expanding and bringing executive teams and global staff into the area. The site sits less than half a mile from those offices.
Leisure
Sartell's sports facilities, ball fields, festivals and family events carry the weekends, alongside travellers visiting friends and family in the area.
$1.5B
of new medical and commercial investment is planned in Sartell over the next ten years. Every project on this list brings consultants, contractors, clinicians, students and patients into a town with no upper midscale hotel to put them in.
